What are the costs involved in selling a property?
There are two main costs involved in selling a property. They are the agent’s fees and the solicitor’s fees. Agents’ fees are an agreed percentage of the sale price. At Kavanagh Estates we agree our fee with you at the outset and it is all transparent in our written Letter of Engagement with you.

What should I do to prepare my house before selling it?
In order for the selling process to be successful, staging is one of the first steps to take to prepare your home for sale. That means removing any clutter, ensuring it’s clean and presentable, and potentially decorating the interior and exterior of the property.
What is a BER Certificate and Do I Need One?
A BER Certificate is compulsory for all homes available for rent or sale. This also applies to new buildings that have not yet been occupied. A Building Energy Rating Certificate (BER) rates your homes energy performance on a scale between A – G, from most to least efficient. A BER Certificate is valid for up to 10 years, unless you make changes that will impact the dwellings energy performance.
