Collection of Rent
Standing Order Ensure that a standing order is set up for rent payments prior to tenant moving in.
Late payments Prompt action will be taken in the event of late rent payments.
Legal Notification drafting of all legal notification as a result of rent arrears, in compliance with RTB legislation.
Inspections
A thorough inspection of your property will be carried out approx 3 months after initial lease commencement.
Moving forward, each and every year, periodic inspections are carried out to ensure the property is well maintained.
In the event of an unsatisfactory inspection a report including photographs wil be furnished to the landlord.
Inventory
We compile an inventory list to include Furniture and Fittings for inclusion in the lease agreement.
On move out we will visit the property and cross check the inventory against the original list.
At the end of tenancy we will carry out an inventory review and discuss with landlord any items that need to be repaired or replaced.
Maintenance
An emergency contact number is provided to all our tenants in the event of a serious issue outside of office hours.
Over the years we have compiled a list of efficient workmen that work with us on a daily basis.
We can provide a full renovation service including painting, carpet fit out and garden works.
Point of contact
As a property management client we act as the first point of contact on all issues with tenants.
We have an excellent rapport with our clients which we believe is essential to keep lines of communication open.
Prompt action will be taken on all concerns that may arise throughout the tenancy.

A standardised Lease Agreement will be drawn up however special conditions can be incorporated if required.
This agreement is then issued to both parties for signing.
Landlord will be furnished with all necessary details in order for them to successfully register their tenant with the RTB. We are on hand to assist in this process or call in to our office and we will go through the process with you at a time that is convenient to you.
We offer quick, secure document signing through electronic signatures, ensuring a seamless and efficient process.
Utilities
Organise the closing and the final reading of the Electricity and Gas bills from the out going tenants.
Facilitating the changeover of Electricity and Gas accounts to the incoming new tenants.
Advising and helping the new tenants on our recommended suppliers of oil, bins or other utilities.
Funds Management
Collection of the first month’s rent and deposit prior to signing of the lease agreement.
Prompt transfer of rent minus professional fees to landlords bank account within 5 working days.
We ensure that tenants have set up a standing order for future rental payments to the landlords bank account prior to keys being handed over.
How much rent should I get on my rental property?
One of our experienced property letting agents will research current market data and visit your property for an initial assessment. Following this assessment, we will provide you with an AMV (advised market value). Once approved, we will market the property at that rate. Additionally under our management service, we will review your rent annually and issue rent increase notices to ensure it stays in line with current market trends, maximizing your rental income potential.
How will you promote my rental property, and which online platforms will you utilize?
We take a proactive approach to marketing your property to ensure it gets rented quickly and to the right tenant. In addition to reaching out directly to prospective tenants on our database, we will advertise your property on the most popular and recognized property rental portals in Ireland, such as daft.ie, rent.ie, to give it maximum visibility. How do you vet potential tenants?
Rent arrears and tenant disputes can create significant issues in the future, so it’s crucial to prevent them from the start. For your peace of mind, we thoroughly screen all potential tenants.
We also request tenants to provide references from previous landlords and employers, which we follow up with verbal checks to ensure accuracy.
All references are meticulously verified before any lease agreements are signed, and you will always have the final say on who your new tenants will be.
